Background:
3301 Nicolllet includes 51 studios and 13 1-bedroom units affordable to adults and small families earning 30% to 50% of the Area Median Income (AMI). It also includes a community room, bike storage, rooftop solar panels, and other sustainability features.
The property, which began leasing in December 2022, provides housing for workers earning $15 to $20 an hour and includes 24 units reserved for people transitioning from homelessness. Alliance is working with social service provider Avivo to provide case management and administer rent support for formerly homeless tenants.
Funders of the $16.3 million project included the City of Minneapolis, Hennepin County, Federal Home Loan Bank of Des Moines, and US Bank Community Development. Acquisition and pre-development funding was provided by Twin Cities Local Initiatives Support Corporation and Propel.
Alliance Housing is a nonprofit owner and developer of affordable housing based in Minneapolis. It owns nearly 600 units of housing, including four apartment buildings.
